Glendola Leisure Group and Carlton Collection are launching a consultation into renewed plans for a proposed new £50m hotel on Ann Street in Belfast City Centre.
The plans, which were first revealed in 2024, detail a c.150 bedroom Carlton hotel, named The Ann, situated at the site of The Tipsy Bird, encompassing the courtyard to the rear of the entertainment venue, and the restoration and revitalisation of the vacant listed Jamison and Green building. Following the consultation, Glendola Leisure intends to lodge a full planning application for the project in early 2027.
Once constructed, The Ann will set a new benchmark for luxury boutique hospitality in Belfast, having already been selected to become Northern Ireland’s first member of Design Hotels™, a prestigious international collection of independent, design-led hotels affiliated with Marriott International. This recognition will position The Ann among the world’s most distinctive boutique hotels.
A new proposal of application notice (PAN) has been submitted to Belfast City Council for the hotel with a rooftop restaurant, bar and viewing platform, gym and spa, as well as an open courtyard linking Ann Street to Donegall Quay.
In response to a consultation held in 2024, the updated plans have taken concerns into consideration and adjustments have been made to ensure the sympathetic regeneration of the prominent city centre block.
Alex Salussolia, Managing Director of Glendola Leisure Group, said:
“We’re excited to enter the next stage of development for The Ann Hotel with public consultation on our renewed plans. This project represents a major investment in Belfast City Centre, and the opportunity to breathe new life into this part of the city.
“Designed to enhance Belfast’s hospitality offering, the hotel will feature high-quality accommodation, restaurants and bars with exceptional views across the city, alongside a rooftop event space that will create a distinctive destination for visitors and residents alike.
“We went out to consultation in 2024, and we received significant feedback from city stakeholders. We’ve now taken that feedback on board and we’re confident we are bringing forward a viable proposal for an exciting city centre hospitality offering, while preserving the integrity of the listed buildings. We’re looking forward to engaging with the public on the new proposals with a view to lodging a full planning application in early 2027.”
Glendola Leisure and Carlton Collection have extensive experience in delivering major hotel developments that preserve and celebrate listed buildings and their historic features, including Market Street hotel in Edinburgh and The Dominican in Brussels.
A drop-in public consultation event will take place on Tuesday 24 November from 3:00pm – 7:00pm in The Tipsy Bird, 90-100 Ann St, Belfast.
