CBRE, acting on behalf of Centauro Holdings SARL, has confirmed the sale of The Morrison Hotel in Dublin. The landmark hotel is expected to achieve a price in the region of €90m-€95m.
Located in the vibrant heart of Dublin city, The Morrison, branded as Curio Collection by Hilton, sits in a prime location between the city’s predominant retail districts and the cultural hub of Temple Bar. The five-star hotel benefits from an outstanding profile along the banks of the river Liffey and is close to Dublin’s vibrant Docklands.
Located just steps from major tourist attractions such as Trinity College and the Guinness Storehouse, the hotel is also within easy reach of Dublin’s primary sport and entertainment venues like the 3Arena and Aviva Stadium, generating continual demand from corporate and leisure guests alike, together with being strategically aligned with Dublin’s public transport system.
The Morrison will be sold with 157 bedrooms and suites. The hotel currently features 145 elegantly designed guest rooms across its four floors, each infused with a unique musical heritage. The hotel’s design pays homage to legendary Irish musicians, with thoughtful references to renowned artists like Hozier and Thin Lizzy throughout its rooms and public spaces. The hotel is in the process of adding 12 new bedrooms through the conversion of The Printworks conference venue at ground floor to provide eight bedrooms and a further four bedrooms at the 4th floor.
The Morrison’s commitment to music and culture has established it as Dublin’s rock ‘n’ roll hotel, frequently hosting artists from around the globe. Recent accolades highlight its excellence, including a 2024 Gold Greengage ECOsmart Hotels and Venues accreditation and a ranking among the top hotels in Ireland by Condé Nast Traveler.
Since opening in 1999, the Morrison Dublin has earned a reputation for excellence, extensively investing in capital improvements to enhance guest experiences, including the current construction of an additional 12 bedrooms. The hotel completed a repositioning to Curio in December 2023, followed by a formal re-grading to 5-star status which has delivered rate and occupancy growth in 2024. The hotel currently trades at over 90% occupancy.
Dublin, one of Europe’s richest cities by GDP per capita, continues to experience unparalleled growth. With over 40% of Ireland’s economic activity concentrated in the city, demand for premium accommodations remains high. The Morrison is perfectly positioned to capitalise on the city’s robust tourism demand, as competition for five-star offerings becomes increasingly limited.
The Morrison Hotel features three exquisite dining outlets: the award-winning Morrison Grill, the Halo restaurant, and the acclaimed Quay 14 cocktail bar.
Dave Murray, Senior Director of CBRE Hotels Ireland commented “The Morrison is one of Dublin’s most consistently high performing hotels and following recent significant investment represents an exceptional opportunity to acquire a long-established, highly profitable gem of a business which has further upside potential”.
