Killarney Hotel Site Goes On The Market

CBRE Hotels is set to launch the sale of a hotel development site in a prime location on Killarney’s renowned “Golden Mile.” This rare offering presents a superb opportunity for investors to capitalise on Killarney’s thriving tourism market with the potential to develop a hotel of approximately 150 bedrooms, subject to planning permission.

The site, extending to approximately 0.3039 ha (0.75 acres) is strategically positioned on Muckross Road, 500m from Killarney town centre, and in proximity to Killarney National Park, and other key attractions including Muckross House & Gardens. Its location also offers excellent connectivity to Kerry Airport, the scenic Wild Atlantic Way and the Ring of Kerry via the N71.

“This is an incredibly scarce opportunity to acquire a development site of this calibre in Killarney,” states Susan Joyce, Director, at CBRE Hotels. “Killarney is a premier tourist destination, attracting over 1.5 million annual visitors and consistently demonstrates strong hotel occupancy rates and robust growth. The barriers to entry of hotel development sites of scale in Killarney makes this offering particularly compelling for investors seeking long-term value appreciation in a high-demand market.

The current zoning under the Kerry County Development Plan 2022-2028 supports mixed-use general development, including hotel use, indicating favourable conditions for a project of this nature.

Interest in the site is expected to be strong due to Killarney’s status as a top-tier tourism hub and the rarity of such a well-located development opportunity.

Interested parties are invited to contact CBRE Hotels for further information and a call for offers will be announced in due course.
