Raheen House Hotel, a boutique hotel and wedding venue at the foot of the Comeragh Mountains in Clonmel, Co. Tipperary, has gone on the market through CBRE with a guide price in excess of €2million.
Raheen House is a Georgian country house with a history stretching back to the 1600s. The present main house dates from the early 1840s and holds a National Inventory of Architectural Heritage (NIAH) Regional Rating. It has been owned by Elizabeth Day since 1988, who transformed it into a boutique hotel by 1996 and has run the business for more than 30 years. The property is now offered to the market as Elizabeth prepares to retire, presenting a rare opportunity to acquire an established and highly rated country-house hotel with a loyal following.
The hotel is set within 3.4 acres (1.4 hectares) of mature gardens, parts of which were redesigned by multi-award-winning designer Alan Rudden, a Gold Medallist at the RHS Hampton Court Flower Show and nine-time Gold Medallist at Bord Bia Bloom. The grounds include a walled garden and courtyard used for outdoor wedding ceremonies, private parking for 57 vehicles, and direct gated access to the neighbouring Hillview Sports Club.
A Fáilte Ireland-registered three-star hotel, Raheen House operates 15 bedrooms across the main house, the Coach House, and a self-contained two-bedroom Gate Lodge. Darcy’s restaurant, Cobden’s dining room and the cosy Buffalo Bar form the heart of a well-regarded food and drink offering built on locally sourced ingredients and a menu that blends Irish tradition with contemporary flair. Cobden’s function room hosts weddings and events of up to 135 guests, extending to more than 200 with a marquee in the gardens.
The hotel has consistently earned strong guest ratings and recognition as one of the Great Small Hotels of the World and was featured in the Irish Independent’s Fab 50 list of Ireland’s best places to stay for 2026. The hotel has also built a reputation as a prominent cultural venue, hosting a wide range of events and gatherings, and is home to the popular Irish music festival When Next We Meet.
Raheen House sits at the heart of Tipperary, Ireland’s Premier County, which featured in Lonely Planet’s top 25 destinations worldwide for 2026. Clonmel is the largest town in Tipperary, with a population of more than 18,000, positioned on the Limerick to Waterford (N24) corridor and within easy reach of the Rock of Cashel, the Suir Blueway and some of Ireland’s finest golf courses. The town is easily accessible from Shannon, Cork and Dublin airports, with Dublin around two hours away.
Tipperary is Ireland’s horse county, home to Coolmore Stud, and the hotel has its own racing heritage, with several racehorses named in its honour, including Raheen House, a winner at both Newmarket and Ascot.
The sale offers significant scope for growth. A planning application is pending for a major expansion comprising 30 additional bedrooms and a single-storey spa and leisure centre. Offered freehold, the hotel gives new owners the flexibility to continue its established independent identity or pursue a repositioning and expansion strategy.
Susan Joyce Director with CBRE Hotels, commented: “Raheen House combines real character, a well-established wedding and events business, and clear scope to grow, with planning permission in progress for a further 30 bedrooms and a spa. A well-performing country-house hotel with this reputation rarely comes to the market, and we expect strong interest will be received from domestic and overseas private investors.”
Elizabeth Day, Owner of Raheen House Hotel, added: “For more than 30 years, Raheen House has been a labour of love, and I have always seen myself as its custodian. The time is now right to pass this exceptional property on to a new owner who will care for its history, build on its established reputation, and carry it into its next chapter.”
