Boom Times For Dublin’s Flex Office Market

Commercial property specialists CBRE Ireland has released a report detailing the recent performance of Dublin’s flexible (serviced) office market. In the aftermath of the Covid-19 pandemic, the Dublin flex office market has seen a noticeable bounce in demand, as in certain instances occupiers have adopted more fluid and flexible ways of working. As part of the research, CBRE Ireland surveyed the leading flexible office operators in Dublin.

Key details from the report:

The Dublin flexible (flex) office market continues to enjoy improved demand as a growing number of occupiers adopt more fluid and flexible working patterns.

  • Businesses are prioritising collaboration and company culture and there is strong demand for buildings with amenity-rich facilities such as high-quality meeting rooms, fitness facilities and breakout spaces
  • In the full year 2024, there was nearly 7,300 sq m of take-up by flex office operators in the Dublin market. This included notable deals at 3-8 Hume St. (Iconic Offices) and at The Freight Building, where new entrant operator xDanu signed a long-term lease with landlord Glenveagh Properties.
